The Waste Pro franchise and what it means for a shed

Pembroke Pines is one of the cities that restricts who may haul construction and demolition debris. The City says it has an exclusive franchise agreement with Waste Pro for the collection of all construction and demolition debris. Its FAQ says hiring third-party haulers is not permitted, roll-off containers have to come from Waste Pro unless a contractor owns its own, and using an unauthorized hauler or container is a violation of City Code.

A shed tear-down can fall under that rule, especially when the job is permitted. So debris from a permitted demolition in Pembroke Pines may have to go through Waste Pro. Rapid Haul is not the city's franchise hauler and does not claim to be. Before Dany books a shed here, he looks at your shed and your permit situation and tells you plainly what applies: what his crew can take down and haul, and what has to go another way. You get that answer before you pay anything.

Why the curb won't take a torn-down shed

Eastern Waste Systems runs bulk and yard waste in Pembroke Pines twice a month, and you can mix the two in one pile up to 10 cubic yards per pickup, per the City. That handles the junk stored inside a shed: old tools, a broken mower, boxes, bikes.

It does not handle the shed itself once a hired crew takes it down. The City excludes contractor-generated debris from bulk, and its examples include tree removals, fencing requiring permits and renovations. If that kind of debris is left at the curb, EWS may remove it for a fee of $25.00 per cubic yard.

Permits and power

If your shed or detached garage needs a permit to come down, you as the owner or your general contractor pull it. Building permits go through the City of Pembroke Pines Building Department, 601 City Center Way, 2nd Floor, (954) 435-6502, and the Engineering Division's permits page lists demolition among its site-work permits. Rapid Haul does not pull permits.

Have an electrician disconnect any power run to the shed, and a plumber cap any water line, before the crew comes. The crew checks for both at the walk-through and will not cut anything that has not been cleared.

Backyard sheds in Pembroke Pines subdivisions

West of I-75, West Pines is mostly subdivisions built since Hurricane Andrew, and the city as a whole grew fast in the 1990s. A shed put up then has been through a lot of sun, rain and storm seasons. Metal ones rust through at the roof and floor, wood ones rot from the base, and resin ones crack and sag. Typical jobs:

  • Rusted metal and aluminum sheds
  • Wood sheds with rotted floors
  • Cracked resin sheds and small carports
  • Detached garages that stand apart from the house
  • Everything stored inside, cleared in the same visit

Shed removal price in Pembroke Pines

Shed removal starts at $350. Text Dany a photo of the outside, one of the inside with the door open, and one of the path to the street. He sends one flat price that covers the tear-down, carrying, loading, and the hauling and disposal Rapid Haul is allowed to do here. A packed shed, a concrete pad and a narrow side gate push it up. Detached garages are priced after Dany sees them.

Jobs of $1,000 and over take a 50% deposit. Smaller jobs are paid after the crew finishes. Rapid Haul is based in Hollywood, right next door, and Dany answers (754) 249-1015 himself, Monday to Saturday, 7 AM to 7 PM.

How a shed & detached garage demolition job runs in Pembroke Pines

  1. Old backyard shed with the door open and items being carried out

Roof panels come off, then the walls, broken into pieces that fit through gates and side yards.

    Lift the floor and load

The floor and blocks come up, and everything is carried to the truck and hauled to disposal.

  4. Empty, raked patch of yard where a shed used to stand

    Step 4

    Rake and sweep the spot

The crew rakes the ground for nails and screws and leaves the area flat and clean.

Pembroke Pines: common questions

Something else on your mind? Call (754) 249-1015.

Can Rapid Haul haul away my shed debris in Pembroke Pines?

It depends on the job. The City says Waste Pro holds an exclusive franchise for construction and demolition debris and third-party haulers are not permitted, so debris from a permitted demolition may have to go through Waste Pro. Dany tells you what applies before booking.

Can I put my shed out for bulk pickup?

The things stored inside can go in your bulk pile. The City excludes contractor-generated debris from bulk, and EWS may charge $25.00 per cubic yard to remove it from the curb.

Who pulls a permit to remove a shed in Pembroke Pines?

You as the owner or your GC, through the City's Building Department. Rapid Haul does not pull permits.

How much does shed removal cost in Pembroke Pines?

From $350, depending on size, contents, the pad and access. Send three photos for one flat price.

Can you clear the shed contents even if the shed itself has to go through Waste Pro?

Yes. Tools, mowers, boxes and other junk stored inside are household items, not demolition debris. The crew can empty the shed and haul the contents, and Dany will tell you how the structure itself has to be handled.
