County bulky pickup in Kendall: two appointments a year

Kendall has no city government. It is an unincorporated census-designated place, so curbside trash and bulk come from the Miami-Dade County Department of Solid Waste Management. If you live in an HOA or condo association, check whether it contracts its own service.

The county allowance is fixed. In the DSWM brochure's words, your property is entitled to two pickups of up to 25 cubic yards each during the calendar year, or you can combine the two into one pickup of up to 50 cubic yards. The program takes large, oversized items such as sofas, mattresses enclosed in a plastic bag, large tree limbs and branches, and other household trash.

You book before anything touches the curb, online at miamidade.gov/bulkywaste, on the MDC Solid Waste App or 311Direct, or by calling 311. Trash may not go out more than 3 days before the appointment, and since April 1, 2023, early piles can bring a warning up to a civil citation.

Two appointments a year go fast. If you have already used them, if the next opening is weeks out, or if the pile is remodel debris, a hauler is the way to go.

Tear-outs and county permits

Because Kendall is unincorporated, permits come from Miami-Dade County, not a city hall. The Department of Regulatory and Economic Resources (RER) is responsible for buildings in the unincorporated area, and its Permitting and Inspection Center is at 11805 SW 26th Street. The county's permit page lists the items required for demolition of residential and commercial structures. Your general contractor, or you as the owner, pulls the permit. Rapid Haul does not.

Kendall homes: built out from the 1950s

Before the 1950s, Kendall was mostly pine rockland with fields and groves. As the area developed rapidly in the 1950s, the name came to mean the communities built near present-day Pinecrest and the eastern half of today's Kendall. It is home to Dadeland Mall, and the 2020 Census counted 80,241 residents.

Census estimates put the median home built in 1978. Of 32,492 housing units, 40.4% are single-family detached and 15.8% single-family attached, 27.6% are in buildings of 20 or more units, and 62.2% are owner-occupied. That is why so many Kendall calls are kitchens and baths in houses of that age, plus garages and full cleanouts when a family home changes hands. How it works and what it costs from Hollywood

Rapid Haul is based in Hollywood, and Miami-Dade is one of its two main counties. Text a photo to (754) 249-1015. Dany answers himself and sends one flat, all-in price for labor, loading, hauling and disposal. Same-day pickup is often possible when you call early, Monday to Saturday, 7 AM to 7 PM. Junk removal is paid after the job; jobs of $1,000 and over, mostly demolition, take a 50% deposit.

Drop-off centers and Kendall areas we serve

Miami-Dade Trash and Recycling Centers serve county waste-collection customers, which includes unincorporated households, with proof of residency. Centers near Kendall include Sunset Kendall at 8000 SW 107 Ave and Snapper Creek at 2200 SW 117 Ave. Listings say they take only a small amount of construction debris, so confirm the current rules with 311 before loading a remodel.
