The county's booked bulky pickup, and how fast a cleanout uses it

Tamiami is unincorporated, so Miami-Dade County's Department of Solid Waste Management (DSWM) is the collector. If your HOA or condo association contracts its own service, its rules come first.

On county service, the bulky waste brochure is clear: your property is entitled to two pickups of up to 25 cubic yards each during the calendar year, or the two combined into one pickup of up to 50 cubic yards. It takes large items such as sofas, mattresses enclosed in a plastic bag, large tree limbs and branches, and other household trash. You schedule before anything goes to the curb, online at miamidade.gov/bulkywaste, on the MDC Solid Waste App or 311Direct app, or by calling 311. Nothing may sit out more than 3 days before the appointment, and since April 1, 2023, early piles can draw a warning up to a civil citation.

Two pickups a year sounds like plenty until you clear a whole house. Emptying a whole family home can use the year's allowance in one go, and then the next pile of tree limbs has to wait for a new calendar year. A hauler keeps your county pickups free for yard debris and the odd sofa.

Estate, downsizing and mobile home cleanouts

Tamiami is an older community. The 2020 median age was 47.0, and 22.0% of residents were 65 or older. Census estimates for 2020 to 2024 put 71.7% of homes as owner-occupied and 56.5% as single-family detached houses, with 14.9% attached, 16.0% in larger buildings and 6.1% mobile homes.

With that many owners and older residents, the cleanouts that make sense to plan for are a family clearing a parent's house, a homeowner downsizing to something smaller, and a property emptied for a sale. The same goes for the mobile homes. Kitchen and bath tear-outs in 1980s homes

The median home in Tamiami was built in 1984. Plenty of kitchens and bathrooms from that era are due for a remodel, and when they come out, the debris is the problem. County drop-off is limited for it: DSWM's Trash and Recycling Centers take up to three cubic yards of construction and demolition debris per customer per day, according to the county. The closest listed center is Snapper Creek, 2200 SW 117 Ave; confirm what it takes with 311.

Rapid Haul does the non-structural tear-out and the haul together: cabinets, counters, sinks, vanities, tile, flooring and drywall. Never anything that holds up the house. Room demo starts at $750. If your remodel crew already took it out, debris hauling starts at $200.

Permits come from Miami-Dade County's Department of Regulatory and Economic Resources (RER), which is responsible for buildings in the unincorporated area. Its Permitting and Inspection Center is at 11805 SW 26th Street, and its permits page lists what is required for demolition. Your general contractor or you as the owner pulls the permit. Rapid Haul does not.

Along the Tamiami Trail

Tamiami takes its name from the Tamiami Trail (Tampa to Miami), US 41, which passes through the center of the community about 14 miles west of downtown Miami. Sweetwater and Westchester sit to the east, Westwood Lakes to the southeast and Kendale Lakes to the south. The 2020 Census counted 54,212 residents, and the 2020 to 2024 estimates count 18,328 housing units.
