01Pinecrest bulk pickup: county rules, two appointments a year
Pinecrest is one of the cities served by Miami-Dade's Department of Solid Waste Management, and the Village's Public Works FAQ points residents to the county for bulky waste. You get two bulky waste pickups a year, up to 25 cubic yards each. A pile over 25 cubic yards uses up your next pickup too.
You have to book before the pile goes out, online, by calling 311, or through the county's Solid Waste app, up to 30 days ahead. Cancellations need two days' notice, and there are no waitlists or fit-ins. Set out no more than three days early and by 7 a.m. on the day, within 10 feet of the street, at least five feet from mailboxes, cars, trees, poles and sprinkler heads, with 15 feet of clearance up to the lowest branch or power line. Early piles can bring a warning or a civil citation.
The county takes furniture, appliances with doors removed, rolled carpet, sealed mattresses, tree cuttings and limited construction material. It refuses electronics and TVs, microwaves, central AC units, fiberglass insulation, rock, dirt and sand, household chemicals and oil-based paint, and any single item over 150 pounds. When you're over the limit, the county's own advice is a Trash and Recycling Center, a paid excess-yardage pickup, or a private hauler.
02Ranch houses on one-acre lots
Pinecrest was incorporated in 1996, but its streets are older. The 1950s and 1960s brought ranch-style homes on one-acre lots, which gave the village its rural, heavily landscaped character. Pinecrest Gardens, on the former Parrot Jungle site, is the village's signature park. The 2020 Census counted 6,668 housing units.
Big lots and older homes create big jobs. An estate cleanout of a ranch house on an acre can easily go past one 25-cubic-yard pile. Heavy landscaping adds yard debris, and limbs in a county pile must be cut to five feet. Then there are the original bathrooms and kitchens coming out for a remodel.

03Bathroom and kitchen tear-outs: Pinecrest permits
Permits come from the Village of Pinecrest Building and Planning Department at 12645 Pinecrest Parkway (305-234-2121). The Village publishes its own demolition procedures. As summarized from that document, demolition permits are accepted only from qualified, insured contractors, dropped off in person, with proof of ownership, surveys, a signed asbestos survey and utility disconnects. Septic abandonment needs a state Department of Health permit, and homes on public sewer need a Village sewer capping permit. With a 1950s or 1960s house, plan on the asbestos survey.
Your GC or you as the owner handle the permit. Rapid Haul does non-structural tear-out (tubs, toilets, vanities, tile, cabinets, flooring) and the haul. That haul matters because county bulk caps construction material at 3 cubic yards a pickup. Room tear-out starts at $750, and debris pickups for your own crew start at $200.

Pinecrest: common questions
Something else on your mind? Call (754) 249-1015.
How many bulk pickups do I get in Pinecrest?
Two a year from Miami-Dade DSWM, up to 25 cubic yards each, booked in advance online, by 311 or the app. A pile over 25 cubic yards counts as your next pickup too.
Will the county take my old bathroom tile and tub?
Construction and demolition material is limited to 3 cubic yards in a bulky pickup, and nothing over 150 pounds. A full bathroom gut usually goes past that. Rapid Haul tears it out and hauls it in one visit.
Does the Village need an asbestos survey for demolition?
The Village's demolition procedures call for a signed asbestos survey, along with surveys, proof of ownership and utility disconnects. Your GC handles the permit; Rapid Haul does the non-structural tear-out and haul.
Can I drop off junk myself?
Yes. Pinecrest is on the county's eligibility list for Trash and Recycling Centers. Chapman Field on Old Cutler Road is closest by address but does not take white goods, tires or mattresses.
How much does an estate cleanout cost in Pinecrest?
One flat price after a photo or a quick look. House cleanouts start at $1,000 and include labor, loading, hauling and disposal.
