Trash and debris pickup in Briny Breezes: what is published

Briny Breezes publishes less about trash than most towns, so here is what we could confirm. The Solid Waste Authority's municipal contact list gives the Town's number as 561-276-7405, the same number listed for Briny Breezes, Inc. at 5000 North Ocean Blvd. The community calendar for October 2026 shows trash pickup on Mondays and Fridays, debris and recycling on Tuesdays, and debris pickup on Thursdays.

Bulk limits, what is excluded, and how to schedule a big pickup are not published in anything we could verify. Call the office at 561-276-7405 before you put out anything large. The Town Code is clear on one point: no trash, debris or other solid waste may accumulate on a property except in the way approved for pickup.

That is the case for a hauler here. When a carport, shed or whole home needs clearing, Rapid Haul loads straight from the unit to the truck, so nothing sits on the lane waiting for a debris day.

A town that is one resident-owned park

Briny Breezes is unusual. The whole town is a mobile home community owned by its shareholders through Briny Breezes, Inc. The official site describes quiet lanes of mobile homes on both sides of A1A, a private beach of more than 600 feet on the Atlantic, about 1,200 feet on the Intracoastal Waterway, a marina, pool, clubhouse and shuffleboard courts. Golf carts are the usual way around, and many residents are seasonal.

In 1958 the owner offered to sell the land to the campers living on it, and they incorporated the town in 1963. Wikipedia counts about 488 mobile homes and says Briny Breezes is one of only two mobile home parks in Florida that are incorporated towns. The 2020 Census counted 502 residents.

For cleanouts, that means compact homes with carports and sheds, seasonal homes being closed up or sold, and estates cleared after a long ownership. Because the corporation runs the community, check with the office before staging anything outside your unit.

Tear-outs and permits here

The Town Code says the Florida Building Code is applied and enforced by the Town's Building Official for all work that needs a building permit, with enforcement by the Building Official and the Mobile Home Inspector. The Building Official works under contract with the Town. Town office hours are Tuesday, Thursday and Friday, 9 AM to 12 PM. New FEMA flood elevations affect permitting; the Building Official covered the flood provisions of the Florida Building Code at a January 2025 Town workshop.

Your GC or you as the owner pull the permit. Rapid Haul does non-structural tear-out (cabinets, fixtures, flooring, carport and shed contents) and hauls it away. Dany does not pull permits.
