Miami-Dade bulky pickup in Leisure City, and where it stops

Leisure City has no city government, so Miami-Dade's Department of Solid Waste Management (DSWM) collects here, as it does for more than 340,000 households in unincorporated Miami-Dade. Garbage goes out twice a week in the green cart.

Each household gets two bulky pickups per calendar year of up to 25 cubic yards each. You can combine them into one pickup of up to 50 cubic yards, but going over 25 cubic yards in one pickup uses the full year's allowance. Duplex owners can combine up to four pickups into one of up to 100 cubic yards. Book online, on the MDC Solid Waste App or by calling 311. Appointments open 30 days ahead, and there are no waitlists or fit-ins.

The pile goes out no more than 3 days before the appointment and must be at the curb by 7 a.m. It sits within 10 feet of the street, at least five feet from mailboxes, cars, trees, poles and sprinkler heads, with 15 feet of clearance up to the lowest branch or power line. The county takes:

• Furniture, rolled carpet, and appliances with refrigerator and freezer doors removed
• Mattresses fully sealed in a plastic mattress bag
• Rolled fencing no higher than five feet, with wood fence capped at 3 cubic yards
• Up to 4 tires no more than 48 inches across, and tree cuttings no longer than five feet
• Cabinets, tubs, sinks, vanities, drywall, tile and other construction debris, but only up to 3 cubic yards

What the county leaves at the curb

The county does not take microwaves, electronics, TVs, central air units, fiberglass insulation, household chemicals, oil-based paint, rock, dirt or sand, or any single item over 150 pounds. Over the limit, your choices are a Trash and Recycling Center, a for-fee county pickup with an Excess Yardage Approval form signed by the owner, or a private hauler. Two county documents list different excess fees ($31 and $32 per cubic yard), so confirm the current rate with 311.

Moody Drive and the other drop-off options

The closest county drop-off is the Moody Drive Trash and Recycling Center at 12970 SW 268th St, just north of Leisure City in the Naranja area. It also takes used motor oil and used electronics. County centers are open daily, 7 a.m. to 5:30 p.m., and take household trash, yard cuttings and up to three cubic yards of construction debris per customer per day. Most take up to four tires and white goods. Food waste is not allowed.

Your Florida driver's license or ID is scanned to confirm your address pays the county waste fee, and you can use any center, not only the closest. Vans over 11,000 lbs GVW, pickups over 15,000 lbs GVW and trailers larger than 10 x 6 x 6 feet are turned away. Bigger loads can go to the South Dade Landfill, 23707 SW 97th Ave, Gate A, paid by weight.

Leisure City or Homestead: permits and tear-outs

The City of Homestead borders Leisure City to the south and east, and it is a separate city with its own services and permits. Homes on the Leisure City side use county bulky pickup and county permits, so confirm which side of the line the property is on before you book anything.

On the Leisure City side, demolition permits come from Miami-Dade Regulatory and Economic Resources (RER), Building and Permits. The county says all listed items are required and incomplete or illegible applications are not accepted. Residential demolition uses the Building Permit Application, Category 15 for a detached structure and Category 02 for one attached to the home.

Your general contractor or you as the owner pulls the permit. Rapid Haul does the non-structural tear-out and the haul: kitchens, bathrooms, flooring and drywall. Room demo starts at $750, shed removal at $350 and construction debris hauling at $200.

Homes and households in Leisure City

Leisure City grew from 3,001 people in 1960 to 26,324 in 2020. Developers named it to attract retirees and platted it on farmland. In 2020 it had 8,054 housing units, only 3.4% vacant, and 7,782 households, 43.5% of them with children under 18. The older Modello community in the northwest section, home of the Coral Castle Museum, has homes mostly built between 1970 and 1979. Hurricane Andrew in 1992 caused widespread damage to homes here.

Full homes and big households mean a full-house cleanout can easily pass 25 cubic yards. Using both annual pickups at once still leaves overflow, and that is a job for a hauler. Original 1970s kitchens and baths in Modello are the other common call.
