Job stories

A Coral Gables estate cleanout usually lands on a family at a hard time, often with relatives in other cities, a house full of a lifetime of things and a deadline from a realtor, a landlord or the estate's attorney. You want to know what it will cost, who is allowed to say yes and what has to happen before a crew carries anything out.

This post starts from a real estate cleanout Rapid Haul did in Coral Gables and then answers those questions with the city's own rules and Florida law. When you are ready to talk about your house, the details are on the estate cleanouts page.

The Coral Gables estate cleanout, and what I won't print

This was a real estate cleanout in Coral Gables, in Miami-Dade County, and it was a Rapid Haul job. I have confirmed that much. An earlier version of this page printed a house size and a two-day timeline. I never confirmed those numbers, so they are gone, and I am not going to swap in new ones I can't stand behind.

I also will not describe the family or the house. An estate cleanout is private, and the people who hire me for one are dealing with enough already. What I can give you is the useful part: how a job like this is priced, the rules Coral Gables and Florida put around it, and what makes the day go smoothly.

How much does a Coral Gables estate cleanout cost?

A Coral Gables estate cleanout with Rapid Haul starts at $1,000 for a full house, the house cleanout price on my Square price list, and the family gets one flat, all-in price that covers labor, loading, hauling and disposal. How full the house is, the garage, outdoor items and access move the number. For a whole house I want photos or a quick walk-through first, because closets and garages hide a lot.

It helps to compare that with what the city's curbside service charges for the same stuff. Here is how the numbers line up:

Rapid Haul starting prices next to Coral Gables curbside charges
What goesRapid HaulCoral Gables curbside
Regular household trashIncluded in the flat priceUp to 1 cubic yard, excess billed at $15 per cubic yard (city trash page)
FurnitureFrom $125 on its own$50 per item, set out after 6 p.m. the evening before
AppliancesFrom $100 on its own$50 per item, scheduled in advance
Whole houseFrom $1,000, flat and all-inNot a curbside job
GarageFrom $300Not a curbside job
  • Junk removal is paid after the job. Jobs of $1,000 and over, mostly demolition, take a 50% deposit, and I tell you which applies when I quote.
  • For a deeper look at what moves the price, read the estate cleanout cost guide.

Who can authorize an estate cleanout in Florida?

In Florida, the person who can authorize an estate cleanout is usually the personal representative named for the estate, because state law gives that person control of the decedent's property. Under section 733.607, every personal representative has a right to, and shall take, possession or control of the decedent's property, with exceptions that include protected homestead.

The powers in section 733.612 include disposing of assets other than real property and abandoning property that is valueless to the estate. I am not a lawyer, and homestead rules can change who decides, so if there is any question, ask the estate's attorney before the cleanout is booked.

On my side, I need one decision maker. Families are often spread out, and a cleanout stalls when three relatives give three answers about the same box. One person on site or on the phone who can say yes or no keeps the crew moving.

What should the family remove before an estate cleanout?

Before an estate cleanout, the family should pull out everything with legal, money or family value, plus anything hazardous, so the crew never has to stop and ask about a box. Go room by room, and check drawers, closets, pockets and the garage.

  • Papers: wills, deeds, titles, tax records, bank and insurance statements, and mail that may still matter to the estate.
  • Photos, letters, jewelry, keys, and anything relatives have asked to keep.
  • Computers and phones. The EPA advises deleting all personal information before you donate or recycle electronics, and removing batteries, which may need to be recycled separately.
  • Paint, pesticides and household chemicals. Coral Gables does not collect them, and its hazardous waste page sends residents to the county Home Chemical Collection Centers at 8831 NW 58th Street and 23707 SW 97th Ave, open Wednesday to Sunday, 9 a.m. to 5 p.m. Call before you go.
  • Never pour leftover products down the sink. The EPA lists pouring them down the drain, on the ground or into storm sewers as improper disposal.

How an estate cleanout runs, start to finish

Every estate cleanout I run follows the same order, so the family knows what happens when. Coral Gables does not collect construction material at the curb, so if the cleanout turns up old cabinets or renovation debris, that goes on the truck too.

  • Walk-through with the decision maker. We go room by room and confirm what stays. Keep items go to one room or get taped off.
  • Big pieces first: beds, dressers, sofas and appliances, so the rooms open up.
  • Room contents: closets, cabinets, drawers and boxes get bagged and loaded.
  • Garage and outside: shelving, tools, patio furniture and whatever else is on the list.
  • Haul to disposal, then sweep each room and walk the empty house together before we call it done.

How do you book an estate cleanout in Coral Gables?

To book an estate cleanout in Coral Gables, call or text me at (754) 249-1015 with the address and a few photos, and I will set up a time to see the house and give you one flat price. I answer my own phone, Monday to Saturday, 7 AM to 7 PM. Coral Gables is in Miami-Dade, one of my two main counties along with Broward, and you can see what we do across the city on the Coral Gables page.

If the home is in a condo or an HOA community, call the office first. Many buildings set hours for this kind of work, need the service elevator booked or ask for proof of insurance. Rapid Haul is insured with $1M general liability. And if the power and AC are still on, leave them on; a closed-up South Florida house gets hot fast. Ready when you are: start on the estate cleanouts page.
